POSITION SUMMARY:
WC Smith has an exciting opportunity for a Community Manager to join the team at Shipley Park Apartments, located in Southeast Washington DC! The successful Community Manager candidate will take ownership of all aspects of property management.

PRIMARY RESPONSIBILITIES:
Provides a high level of customer service to residents
Manages the financial performance of the property, including maximizing income
Manages the lease-up of the property
Cultivates strong relationships with all residents
Works a flexible schedule to accommodate the needs of residents and lease-up
Quickly and effectively resolve resident concerns.
Verify billing details as needed
Reviews resident ledgers 
Manages both the maintenance and office team members
Contributes to the retention of residents within the property
Partners with the maintenance team to ensure resident satisfaction
Comply with tax credit policies and procedures established by the corporate Tax Credit Office.
Determine LIHTC eligibility of all applicants in accordance with program guidelines.
Process original, initial, interim, and transfer certifications and the yearly re-certifications of residents.
Maintain LIHTC files in accordance with program and WC Smith requirements.
Monitor original lease-up requirements and the delivery of certified units within investors’ projected timeframe.
Train new management and leasing staff members to ensure proper compliance with LIHTC requirements.
Conduct periodic training of all site staff to ensure continued compliance.
Maintain spreadsheets that display lease-up efforts, dates, units, households, and effective dates with placed in service dates to be used in reporting to the owner’s accountants in the first year of compliance.
Assisting with other initiatives as needed

REQUIREMENTS:

Minimum 3 years of experience working as a Community Manager.
Prior experience in a tax credit property required.
Tax Credit Certification preferred.
Strong financial skills, with general accounting knowledge.
High level of customer service approach, with experience managing at least 50 units required.
Exemplary problem-solving, communication and analytic skills.
Excellent organizational skills.
Understanding of Federal Fair Housing laws, as well as local regulations.
Real estate software experience required (Yardi and OneSite preferred).
Advanced Microsoft Office skills such as Outlook, PowerPoint, Excel, and Word.
Professional demeanor and presentation.
