POSITION SUMMARY:
WC Smith has an exciting opportunity for a Building Superintendent of The Foreland in Northeast Washington, DC. This Building Superintendent must be able to live at the property. A Studio apartment, including utilities, will be provided to the individual in this role. This individual would provide superior customer service to the residents, while completing basic maintenance tasks and cleaning duties for The Foreland. 

PRIMARY RESPONSIBILITIES:
  • Provides a high level of customer service to residents.
  • Maintains daily upkeep of the property building, including snow and ice removal on sidewalks, steps, driveways, and parking areas.
  • Keeps public areas in a clean and orderly condition, including sweeping, mopping, and vacuuming as needed.
  • Meets vendors, and coordinates and supervises their work as necessary. 
  • Maintains the security of the property by ensuring that building and apartment doors are locked and secure when work is completed.
  • Assists with the completion of preventative maintenance schedules of equipment and operating systems. 
  • Reports maintenance needs to the Property Manager.
  • Responds to all after-hours (on-call) emergencies, as outlined by the Property Manager. 
  • Maintains inventory of janitorial supplies, tools, and equipment, and orders as necessary.
  • Tours prospective residents through vacant units as requested by the Property Manager or the Leasing Department.
  • Assists with readying and cleaning of vacant apartments for leasing as instructed by the Property Manager.
  • Maintains a professional appearance and completes duties in a courteous manner. 
  • Performs responsibilities in adherence to company standards at all times. 
  • Performs all other duties as assigned.

REQUIRMENTS:

  • High school diploma or equivalent desired.
  • Must be able to live on-site. A studio apartment, including utilities, is provided.
  • Must be available for after-hour (on-call) emergencies.
  • Must have basic knowledge of maintenance and repair and the tools and equipment used in performing it.
  • Must be able to stand for long periods of time (8 hours or more per day) to perform the following physical activities: bending, climbing step ladders, lifting, carrying, grasping, gripping, turning, reaching above shoulders, pushing and pulling climbing stairs; stooping and squat kneel.
  • Must be able to communicate effectively with residents in English, both orally and in writing. 
  • Understanding of Federal and DC Fair Housing laws.
  • Previous experiences working in a residential apartment building is a plus.
  • Previous experience as a building supervisor is a plus. 
  • Basic computer skills and the ability to learn property management software is a plus. 
  • Customer service orientation. 
  • Professional demeanor and appearance.
